Why we strip a house this far

This was a two-story house taken down to the framing, with the kitchen island still standing. It looks like a lot of demolition. It is also the first honest look at what the structure went through. With the drywall, insulation and finishes off, we could see the framing, the joists and the second floor from below.

The rebuild is framed from that, not from the first sketch on a house that was still wet. A flood-cut band of drywall and an opened ceiling are part of the same record. Each one tells us what is sound and what is not.

After that the order is framing first, the envelope second and finishes last. The scope and the schedule come from the open house.
