Walk through what you’re dealing with

  1. 01 Is the water source stopped? If not, call before anything else — drying doesn’t start until the source does.
  2. 02 How long has it been wet? Under 24–48 hours, materials are often salvageable with proper drying. Past that salvage window, more tear-out is common and the scope can change.
  3. 03 What category of water is it? Clean supply-line water, gray water (appliance/AC condensate), or black water (sewage, flood) each require different handling — this isn’t cosmetic; it affects what has to be removed versus dried in place.
  4. 04 Has anyone actually measured moisture, or just looked at it? A wall can look dry and still be wet inside (hidden moisture). Meters and thermal imaging beat eyeballing — “it looks dry” isn’t a drying standard.
  5. 05 Is your insurance adjuster asking for daily drying logs? They should be. If your contractor isn’t producing them, you don’t have documentation to support the claim if it’s disputed later.

The one thing most people don’t know

The industry standard for structural drying (IICRC S500) sets specific moisture-content targets by material — drywall, subfloor, and framing each have a different number they need to hit before a space is considered dry. “The fans have been running for three days” is not the standard. The moisture reading against the material-specific target is.

How long does drying actually take?

Typically 3–5 days for a contained area, monitored daily against moisture targets — not a fixed timeline, a measured one.

Will insurance pay for drying equipment rental?

Usually yes as part of mitigation — this is one of the most commonly under-documented and disputed line items, which is why daily logs matter. Coverage still follows the policy.

Do I need to move out during drying?

Usually not, unless the affected area is a kitchen/bathroom you can’t avoid or air quality is a concern.

What happens if hidden moisture is missed?

Unmapped wet cavities can widen the repair later — more demolition, more finishes, and secondary damage that should have been caught with meters and logs.
