- 01 Was the estimate written from a full inspection or a quick walkthrough? Missed line items are the most common gap — not disputed pricing.
- 02 Does it include hidden-damage allowances? Wet insulation, subfloor, or framing behind finished surfaces often isn’t priced until it’s opened up.
- 03 Are the unit prices regional and current? Xactimate pricing is updated regularly by ZIP code — outdated price lists undervalue labor and materials.
- 04 Does it match code-required work? Local code often requires more than a like-for-like repair. Omitting that is a common gap.
