After a condo fire or water loss in Fort Worth or Dallas, the association’s policy and your unit policy often cover different things. Who packs and restores your contents should answer to you — not default to the building’s contractor list.

Two policies, two scopes

  • The association / building policy usually covers the structure and common elements. Walls-in vs bare-walls varies by declaration — check your docs; don’t invent a rule.
  • The unit owner often carries a separate contents / improvements policy (commonly HO-6-style): furnishings, clothing, art, electronics, and many upgrades on the owner’s claim.
  • One loss can open two claims. Mixing them confuses scope and custody.

Why the building’s list is the wrong default for contents

    Control your belongings

    Packing, inventory, storage, and return should answer to you, not the association’s vendor schedule.

    Payment / hold risk

    If the building’s contractor is waiting on association payment, your packed items can get held or delayed while you wait on someone else’s invoice. Your stuff shouldn’t sit in the middle of the building’s bill fight.

    Conflict of interest

    That vendor is hired for the building’s file, not to maximize documentation for your contents claim.

    Different policies, different adjusters

    Contents photos, inventory, and any loss-of-use notes belong on the unit owner’s claim path.

    “Use our guy for everything” is common. For contents, you can still choose who enters your unit and who inventories your property.

The one thing most people don’t know

Condo losses often involve two policies: the association master policy and the unit owner’s condo/contents policy. Assuming “the building’s insurance covers everything in my unit” is how contents get under-documented.

Does the building’s insurance cover my furniture and clothes?

Often no — or only partly. Many unit owners carry a separate contents policy. Check your declaration and unit policy. This is not legal advice.

The HOA said I have to use their contractor for everything. Do I?
