After a fire, water, or storm the first night is response and documentation against that file — then occupied-house sequencing so drying and rebuild do not treat a lived-in house like a vacant shell.

Same contractor as stabilize, document, scope, rebuild. Same emergency work as fire and drying. The difference is we are not walking in cold.
