A burst supply line at 2 a.m. in a Fort Worth house does not empty the building. Kids still have school. Somebody still has to work. The dog still lives there. What the house needs is extraction, a moisture map, and drying that follows the wet path — not a vacant-house package of fans left until Friday.

Occupied is a different job than vacant
A vacant house can take a full equipment layout, overnight noise, and rooms that stay closed. An occupied house cannot. Hallways still have to work. A bedroom may still be slept in. The HVAC may still be running because September in Tarrant County is hot.
That does not mean the drying is lighter. It means the layout is tighter. Air movers sit on the wet band, not on every dry room “to be safe.” Dehumidifiers are sized to the grain load in the affected zone. Containment keeps dust and noise off the rooms that are still in use. If a room cannot be occupied, we say so on the first visit — not after three days of hoping.

What the first hour actually is
Stop the water. If a valve exists, shut it. If it is a slab leak and the valve is at the street, shut that. Photograph the rooms before anyone starts moving furniture into a pile that hides the wet edge. Get standing water off the floor. Household towels do not count as extraction on a soaked pad.
Then the house has to be classified. Clean supply water is Category 1 when it first leaves the pipe. In a Fort Worth attic or a closed bathroom, that water does not stay clean for long. Category 2 and Category 3 change what can stay and what has to come out. That language comes from the ANSI/IICRC S500 Standard for Professional Water Damage Restoration — the consensus standard adjusters and contractors both cite. Do not run household box fans at wet drywall and call it drying. You move humid air into the rest of the house. You do not drop the moisture in the assembly.

The moisture map is the scope
A wet floor is obvious. Wet subfloor, wet pad, wet base plate, and wet insulation are not. Those are the assemblies that turn a one-day dry-out into a week of repair if nobody maps them.
PRC takes meter readings on the first visit and again on the checks that follow. Thermal cameras show temperature differences that often mark wet cavities. They do not replace a penetrating or pinless reading. That is the same discipline on how thermal cameras find hidden water.
Class of loss matters as much as category. A Class 1 wet corner is not a Class 4 hardwood-over-slab. Class 4 means bound water in dense material. It takes longer. It takes a different equipment set. If the first estimate assumed a Class 2 living room and demolition later shows a soaked subfloor under site-finished oak, the number changes because the building changed — the same reason fire estimates change after demolition.
Hardwood is its own decision. Some floors dry. Some cup and stay cupped. That call is in why wood floors can sometimes be saved. It is not made from the doorway.
Why speed still matters in an occupied house
The U.S. EPA guide on mold and moisture is plain: fix the water, dry the materials, and do it before the assembly stays wet. EPA and public-health pages have used the 24-to-48-hour window for years as the period when wet building materials become a mold problem if they are not dried. That is not a marketing countdown. It is why extraction on night one is not optional because “the adjuster comes Thursday.”
The CDC mold pages say the same thing in different words: control moisture, discard soaked porous material that cannot be dried, and do not live in heavy growth. PRC is a restoration contractor, not a mold assessor. When the loss crosses into remediation that Texas licenses separately, that work has its own file. Drying the structure is still the first job.
Fort Worth in September is warm. Closed rooms stay warm. Paper-faced drywall does not wait on a calendar invite. If a flood cut is required, it is a straight cut above the wet line after the photos, not a jagged tear so somebody can “see if it dries.”
What staying in the house requires
Stay only if the floor is sound, the electric is safe, and the wet rooms can be isolated. If the panel is wet, if the subfloor is soft, or if sewage is in the living space, the family does not stay. Additional living expense is a policy benefit. PRC documents why the house is or is not livable. The carrier decides ALE. Read ALE in insurance claims before you assume a hotel is automatic.
When people do stay:
- Keep kids and pets out of the wet rooms and off the cords.
- Do not shut off the drying equipment because it is loud at 10 p.m. Call us. We can move a unit. We cannot recover a day of closed-up humidity.
- Do not reset breakers that tripped in a wet wall.
- Do not hang new drywall, paint, or “just replace the baseboard” until the meter says the assembly is at the dry standard of an unaffected room in the same house.
That last line is the whole argument of structural drying as a process. Guessing “it feels dry” is how moisture gets sealed in.
Daily logs are not paperwork theater
An occupied job lives or dies on the log. Date, room, material, reading, equipment on site, and a photo of the layout. That is what the file is when the adjuster asks why a dehumidifier sat for four days instead of two. It is also what you have if a preferred vendor later claims the house “should have been dry already.”
Xactimate prices line items. It does not measure a wall. A 15-minute driveway estimate misses pad, insulation, and the back of a cabinet toe-kick. If you already have a carrier sheet, send it for a free estimate review. PRC does not settle the claim. We say what the building still needs.
Texas property owners choose their own restoration contractor. A carrier can recommend a vendor. They cannot make that vendor the only option on a covered loss. Where occupied drying usually fails
The failures are boring and expensive.
Fans in a closed house with no dehumidifier. You evaporate water into the air and leave it there. The upstairs rooms pick it up. The attic insulation does not thank you.
Skipping the pad. Carpet looks better after a rake. The pad is still a sponge. Occupied houses keep the pad too often because nobody wants a bare slab under the dinner table. If the pad is Category 2 or 3, it comes out.
Painting the stain. A ceiling stain after rain is a roof-and-attic path, not a paint chip. That path is ceiling stain after rain in DFW and the roof work on roofing and envelope.
Rebuilding on a wet plate. New rock on a wet bottom plate is how the next owner finds mold behind the baseboard. Reconstruction waits on the dry standard. That is structural reconstruction and slow down before the rebuild.
Treating suppression water like it is not a water loss. After a kitchen fire the hose water is its own drying job. Fire and smoke are fire restoration. The wet rooms still get a map.
Fort Worth houses fail in specific ways
Slab-on-grade in Keller and Arlington hides supply leaks at the edge. The floor looks fine. The cabinet kick is swollen. Mira Vista and Southlake custom work means the wet path is behind millwork you do not want to demo on a guess. Aledo and Weatherford add well equipment and shops that share a slab with the house. Westover and Rivercrest are occupied luxury — the family is home, the finishes are not builder-grade, and a standard equipment package scuffs both.

What PRC writes down
Protect the house. Reveal what is actually wet. Construct only from that. The motto is the sequence, not a brand exercise.
On an occupied water loss the file has:
- Source and whether it is shut off.
- Category and class, with the reason.
- Rooms affected and rooms still occupied.
- Readings against a dry standard in the same building.
- Equipment count and placement.
- What came out and why — pad, rock, insulation — with photos before the dumpster.
- What is still in place and the date it has to be rechecked.
Homeowners can see the same posture on homeowner restoration. Property managers on stacked units use apartment water damage and commercial. Healthcare and senior living is a different containment problem on facilities.
Insurance is a policy. Drying is a building.

Call if water is still moving, if the ceiling is sagging, if the pad squishes, if you can smell the wall, or if a vendor already set fans and left without a reading.
