If water is coming through a ceiling, do not stand directly underneath it. Ceiling drywall can hold water until it suddenly fails.

Document:

  • Water on floors
  • Ceiling stains
  • Wet drywall
  • Baseboard swelling

  • Any standing water

4. Do Not Trust the Surface

A room can look dry and still be wet.

This is one of the biggest mistakes property owners make after water damage. They touch the floor, wipe up visible water, run a household fan, and assume the structure is fine.

But water can remain trapped in places you cannot see, including:

  • Inside wall cavities

5. Begin Structural Drying Quickly

The EPA states that when wet or damp materials are dried within 24 to 48 hours after a leak or spill, moisture damage will usually not grow in most cases.

That does not mean every water loss becomes a moisture damage problem at exactly 48 hours. It means time matters.

The first 24 hours should be used to control the source, remove excess water, evaluate affected materials, set appropriate drying equipment, and begin monitoring moisture conditions.

Proper drying is not just “putting fans down.”

Structural drying involves controlling:

  • Air movement
  • Temperature
  • Relative humidity
  • Grain depression
  • Material moisture content

Drying in place can be appropriate in some situations.

But it should not be assumed.

But the structure does not care what is convenient.

Dry-in-place may be inappropriate when:

  • Water is trapped behind baseboards

  • Flooring is trapping moisture underneath

8. Watch Cabinets, Flooring, and Baseboards Closely

Cabinets, flooring, and baseboards are three areas where water damage often gets underestimated.

Cabinets

Cabinet boxes can absorb water at the toe kick, side panels, back panels, and unfinished edges. A cabinet may look fine from the front while moisture remains underneath or behind it.
